Despite that, thousands of mobile home owners must either guess the value of their home or pay high valuation fees to get a better estimate of the final sale price.

It’s important to note, mobile home pricing isn’t standardized and even new models can be priced differently depending on the sales lot. And, while you can do research to find list values for similar homes to your own, this takes time and effort to search for valuable data, not to mention the market changes radically from state to state.

This means that as a mobile home owner, you must be able to research and make the best decision for your needs in order to walk away with the highest profit from the sale. Your primary options are to sell via the traditional retail market, which functions similarly to selling a home, or to sell through the wholesale market, where a broker will directly purchase your home for a wholesale price. Each opportunity has its own pros and cons and it is important for you to understand the distinctions and opportunities of each to make a good decision.

The actual sales value for mobile homes can vary a great deal and can range from as little as a few hundred for very old homes that cost owners too much in monthly rental fees to over $250,000 for triple wide or larger homes on owned property.  (You have to take these factors into account when comparing your home with another. Final sales prices typically range between $5,000 and $15,000, the exact rate will change a great deal depending on your specific home, your local market, the park, and other details. Used double and triple wide homes can sell for significantly more, as they hold their value better, but are often more difficult to sell because the asking price is higher.

However, no matter what your situation, your final price will ultimately depend on your market and how you choose to sell your home. One of your most important decisions will be whether to sell retail and list the home yourself or sell directly to a broker for a wholesale price, and each option has its own pros and cons for costs.

Retail Mobile Home Values

Selling a mobile home yourself means either connecting with a real estate agent or listing the home yourself, marketing, showing the home, handling paperwork, getting permission from the park, and if you’re moving away before the sale, continuing to pay rent and fees for the home. Just like with selling a house, you set a price, accept bids from interested buyers, and eventually make a deal to sell the mobile home. You keep all the profit, and you get the maximum sale price for the home.

Market Values

Most people choose to do a significant amount of comparison research online to see what they can sell their mobile home for. Chances are, you’ve already looked around to see what mobile homes are selling for and may even have an idea of what your home may be worth.

Unfortunately, this kind of sales comparison won’t always work. First, you have to factor in homes that are in similar condition, with similar upgrades and size. Typically, unless the home is in the same mobile home park, from the same year, with the same upgrades or modifications, a single online listing won’t accurately reflect the sales value of your home. You need to compare with several homes in order to get an average asking price range. The more homes you can compare the better.

You can use these listings to get a ballpark figure of the asking price you may want to try when listing your home for sale. It’s also important to remember that your manufactured home may not sell for the asking price you set. However, you’ll have a much better chance if your price range is competitive.

Market Demand – If you’re in an area with a high volume of mobile homes on the market, you have a much smaller chance of getting your asking price if it’s higher than others in the area. In most areas in the United States, the number of used mobile homes outstrips the market, meaning that there are more sellers than buyers, which also means that you might have to reduce your price a great deal to make a sale. On the other hand, if there are only a few other sellers, your chances of getting your asking price are much higher. Performing the necessary due diligence will limit the chances of under pricing your home.

The primary benefit of using the retail market is that you can potentially earn more money by getting the full retail price. However, it is not guaranteed, and you have to consider the factors that affect the pricing to see your actual profits.

  • Age: Older homes lose value, are more difficult to finance, and typically sell for much less.
  • Make and Model – Some brands are more desirable than others. If you are going through a real estate agent, your mobile home will be assigned to First Tier or Second Tier for pricing based on the make, model, and manufacturer.
  • Size – The size, number of bathrooms, bedrooms, etc., will affect the sales price.
  • Condition – The better the interior and exterior condition of your home, the higher the value.
  • Improvements – Have you factored any improvements or upgrades into the cost.
  • Problems – Are there any issues or problems? Old appliances, leaks, loose boards, and damage all lower the sale price of the home.
  • Park Rental – The park rental fee will affect your ability to sell. Check with the park manager to see if there will be a fee increase for the new owner, and factor that into your sales price.
  • Community – A quality community will raise the asking price for your home, so be sure to factor in amenities and services offered by the park.
  • Time to Sell – Your mobile home may take anywhere from a few months to over a year to sell. Most buyers will consider all of their options, including regular homes, before purchasing a mobile home, and you will likely have to sit through several house showings, several inspections, and multiple price negotiations before making a sale. Most interested buyers will hire an inspector to review the home and use that inspection to place their bid. In most cases, it is very difficult to obtain financing for a used manufactured home, especially on a park lot, so most banks won’t help your buyers to make the purchase. This can considerably slow down your time to sale, simply because buyers must either take out a high-interest loan or come up with the capital in cash in advance. This difficulty stems from the fact that mobile homes are considered property and typically registered as motor vehicles, even though most of them are never moved.
  • Costs –There are numerous costs associated with selling your mobile home and you should factor them into your final decision. You can typically choose to either sell the home yourself, which usually takes longer unless you have a friend or family member who is willing to buy it, or use a real estate agent, who will help you to prepare, photograph, and list your home to find buyers. Most realtors typically charge around 6% of the final sale value in fees. However, not all realtors are willing to work with mobile homes, so you may be forced to handle the sale on your own.
  • Park Rental – If you are unable to live in the mobile home until the sale, you must factor direct park rental costs into your calculations. While you probably already know the rates you pay, the average park charges between $180 and $300 per month for the lot. This will add up significantly if you take a year or more to sell the home. You also have to factor in required repairs, any maintenance on the home during the period, whether or not you have to continue to pay for utilities, and any other demands (such as insurance) put on you by the park.

You should also consider that many mobile home parks have their own homes and developed units for sale. This means that your sale may be directly competing with the interests of the park and the manager may actually steer potential buyers away from your mobile home and towards a vacant home that they are selling themselves. This can greatly increase your sales period, especially considering that selling yourself means finding someone who wants to live in your park and competing in a market that is usually tilted towards the buyer and not the seller. Because there are more mobile home sellers than buyers, the process can take a long time, even without competition.

This option is advantageous for a number of reasons and can be the better option for many mobile home owners. Like with retail, there are several considerations and drawbacks and you should take care to consider all of your options before you make a decision.

But that's not all. Our wages tend to lag the other large metro areas in the state. And while some lending programs, such as FHA or USDA loans, can be a godsend for first-time buyers, they also come with a cap that can leave you at a competitive disadvantage.

Still, buying a first home around here is doable, with a focused approach — and a truckload of determination.

Finding a way to buy a home

Katy King closed on her first home Oct. 1, "after much stress and anxiety," via a Federal Housing Administration loan. Talking about the buying process, she says now, is like therapy for her because it was so draining.

An Asheville native, King was living in Buncombe County and wanted to buy there, but ultimately she opted for a condominium in Burnsville, 34 miles from Asheville in neighboring Yancey County, because it fit her budget better. She can also rent the other half for extra income.

"In a nutshell, the only reason I was able to buy my home is because I have amazing parents who helped me with my down payment, as well as some other financial items, an amazing real estate team and the grace of God," said King, a 33-year-old customer service professional who is single.

It's not like her parents are super-wealthy, King said, noting that her father runs a one-man business and her mom is a retired nurse on disability.

King began her search at the end of July, and prices were still surging.

"I saw prices of properties increase by $100,000 within a week," King said.

The statistics for the local market are sobering for first-time buyers. In Buncombe County for the third quarter, which ended in September, the median sales price for a home was $400,000, up from $342,000 in 2020, according to Beverly-Hanks Real Estate Associates Market Report. And there were 643 homes for sale, compared to 890 a year before.

"The most frustrating thing about properties in Buncombe County is the lack of actual land with the house," King said. "So many houses or townhomes are listed for $250,000 and upwards, with zero land. I wanted to own the land my property was on if I bought it."

As a native, she finds the "exponential increase in population and decrease in available houses to buy or properties to rent for a fair price is infuriatingly frustrating. Thankfully, I was able to move to Yancey and purchase."

King has nothing but kind words for her real estate agents, Elle Inzer and Clarissa Marshall of eXp Realty. But she says good fortune also played a role.

The afternoon of the showing, King and her parents met with Inzer to view the property. As they finished up, another potential buyer, whose car had a Florida license plate, came to view the place.

"This woman ultimately put in an offer well over asking price. I offered slightly below asking price," King said.

King is convinced the seller turned down the Florida buyer because they were from out of state and King is local.

Still, the seller initially turned down King's offer so she came back at the full asking price, $210,000, but with the caveat that the seller would cover closing costs of about $5,500.

"I gave a due diligence check of $500, and then we — my parents gifted it to me — gave a $1,000 earnest money deposit to show the seller we were serious," King said. "This worked."

'Great Southern migration' is underway'

Marshall, who's been in the local real estate market since 2013, says the market has completely flipped from a buyers' market just a few years ago to an absolute sellers' market now.

"The great Southern migration is underway," Marshall said, stressing that first-time buyers have to brace themselves for a long, sometimes frustrating buying process. "It's a 'never give up' mentality. We've done 17 offers before we got one done."

In Buncombe and nearby, a "starter home" is now solidly in the $300,000 range, if you can find one, Marshall said, and people moving here from metro areas in the Northeast, West, Florida and Chicago are willing to pay way more.

For the third quarter of 2021, Buncombe County had 101 homes for sale in the $300,000-$399,999 range, 122 in the $400,000-$499,999 range and 84 between $200,000-$299,999. The $100,000-$199,999 range offered slim pickings, with just 19 houses for sale, according to Beverly-Hanks data.

Marshall suggests first-time homebuyers consider FHA or USDA loans, avoid credit card debt to keep their credit scores solid, and consider the possibility of buying a manufactured home. 

Also, be prepared for a marathon buying expedition, not a sprint. For a first-time buyer, "absolutely" expect it to take three to six months, Marshall said.

"It’s not impossible, but it is super-frustrating at times," Marshall said of the first-time buying process. "You have to go into the process with the mindset that it’s going to be a long journey, but it's worth it in end."

Also, brace yourself for sticker shock. Beverly-Hanks notes in its report, "The continued upward trend in prices is no doubt caused by the supply-demand imbalance."

This is all part of a national shortage, although our market is tougher in some ways because Asheville is a retirement destination and a desirable place to live for younger people, real estate experts say. In short, don't look for huge changes in inventory or pricing in the coming months.

Beverly-Hanks noted that a recent analysis from Freddie Mac, the federally-backed mortgage buyer, shows "the U.S. housing market is 3.8 million single-family homes short of current needs. With the combination of a strengthening economy, the millennial cohort hitting its peak home-buying years, rising construction costs, and real estate investors scooping up starter houses, a shortage of supply will continue into 2022."

Lending process can be daunting

The lending process also can be frustrating, King said. She got pre-approved for a loan before house hunting and went with a recommendation for a commercial lender.

But that company sold her loan within weeks, and she had trouble getting any information from the firm. King, who also cautions first-time buyers not to overextend on loan amounts, wishes she'd stayed with her credit union.

Like most buyers, King had to borrow money, but she also didn't want to have such a large mortgage that she couldn't afford anything else.

"Being a single woman with a semi-decent but not large salary, I could only afford so much without becoming 'house poor' immediately," King explained. "I think $200,000 is a good 'entry level' home price for Yancey County. I wish it was the case for Buncombe County."

Most people, unless they hit a lottery, don't have house-buying kind of money lying around. That means they'll have to get a loan.

And these days, first-time buyers are probably going to have borrow more than they think.

"It used to be I would have a first-time homebuyer buying a $150,000, $175,000, maybe a $200,000 home,” said Kent Wolff, senior loan officer at Mountain Lifestyles Mortgage in Asheville. “I still have people ask for that, however, in my mind’s eye I now consider a first-time homebuyer at $250,000-$300,000. There’s just the reality to it – there aren’t that many homes.”

First-time buyers who secure that loan also are competing against outsiders with a lot more money, and often in cash, Wolff said. Programs for new buyers, such as FHA or USDA loan programs, can be incredibly helpful, but they also set limits on how much you can borrow, as well as conditions to ensure the property is in decent shape.

For example, Wolff said, the USDA loan limit for our region stands at $285,000. A new buyer capped at that amount likely would not be how to get cash back from credit one card to escalate an offer if they get caught in a bidding war.

It all adds up to a daunting task for new buyers.

"In the 25 years I’ve been a professional loan officer, never have I seen more challenges for the first-time homebuyer,” Wolff said. "The days of $800-$1,200 (monthly) mortgage payments appear to be gone.”

Local residents might see a home on the market here for $450,000 and think it's horribly mispriced, he said.

"However, someone coming from New York, New Jersey, California, or Florida, new mobile homes for sale near me prices don’t think it’s worth $450,000, new mobile homes for sale near me prices Wolff said. “They think it's worth $550,000, $650,000 or $700,000.”

The due diligence factor

Wolff said older, wealthier buyers often have another powerful tool at their disposal: a sizable chunk of money they can offer as a nonrefundable due diligence payment. One way to look at due diligence, he said, is that it's a way to effectively "buy" a contract on the home.

If the sale goes through, all is great. If it doesn't, the seller gets to keep that money. So a large due diligence offer can indicate a more serious intent to buy.

For example, Wolff said, consider this scenario: A home is for sale for $300,000. The first-time homebuyer goes in with an offer of $310,000, with $500 in non-refundable due diligence. The wealthier, more seasoned buyer goes in at $300,000 with $5,000 non-refundable due diligence.

A lot of sellers will take a little lower offer with more due diligence, Wolff said, because they know that deal is more likely to go through.

That high due diligence sends a message that, “I’m buying that house come hell or high water,” Wolff said. “You know they’re not about to waste $5,000.”

Wolff said he's seen cases where first-time buyers have even sent letters to sellers, essentially imploring them to sell to a local, someone who wants to live here and maybe raise a family. Local real estate agent Tasha Pepi said agents have been discouraged from writing these buyer "love letters" anymore. She offered a scenario to explain why:

"For example, If the new mobile homes for sale near me prices wrote a letter describing their fantasy of their children running down the hall Christmas morning, it would disclose the buyer’s familial status, but also possible religion, both of which are protected characteristics under fair housing. Using those characteristics as a basis to accept or reject an offer would violate fair housing."

Ariel Regnier's search

One of Pepi's clients is Ariel Regnier, a 29-year-old civil engineer with a good salary and plenty of determination to find her first home. She lives in an apartment in the Biltmore area of Asheville and started looking to buy a home in January.

She's put in numerous offers, and Regnier checks new listings new mobile homes for sale near me prices day. She also stays in frequent contact with Pepi, who's with Homespun Investment Realty.

"It’s funny, as I was walking around looking at houses with Tasha, I realized it's kind of like a shock when the floor is level and the ceiling level — they're not sliding to one side," Regnier said with a laugh. "Some of the houses we're looking at are kind of whacked."

Regnier is handy, and she's actually looking for a house that may need some work, if the price is right. Her sweet spot would be in the $220,000-$250,000 range, but that's a trick in the Asheville area, even for a house that needs work.

Pepi said "not much scares (Regnier) off" from looking at homes that need work. 

"For the most part, a lot of first-time buyers are automatically priced out of our current market if they aren’t handy like Ariel," Pepi said. "But even so, we have had a really hard time finding her a home, with homes being overpriced, not loan-eligible — because they are in that bad of shape — or are sold too fast and too high."

Pepi recommends new buyers have a pre-approval for a loan, not just a pre-qualification. This allows Pepi's preferred lender to send an email stating the new buyer has "been through underwriting and is solid. This is a definite leg up over a pre-qualification letter."

Regnier moved to Asheville in 2018 from upstate North texas weather forecast York. She has a solid income level (she says someone in her field with her experience would average $50,000-$65,000 annually), and Regnier is willing to buy a fixer-upper.

She wants to stay here "fairly long-term" and find a home that could "grow into something beautiful."

"The more I’ve looked, the more I've keyed in on what I'm looking for," Regnier said. "I've also realized how ridiculous this market has been."

She's also in it for the long haul.

"I'm pretty gosh-darned determined," she said, laughing.

Maybe a mobile home?

Marshall, the real estate agent with eXp Realty, also encourages new buyers to consider another option: manufactured homes. Construction techniques have greatly improved on these homes, which are not really that mobile anymore.

"I've got a lot of people who are buying mobile homes, and they have gotten 30-year loans on a double-wide," Marshall said. "Double-wides used to be considered like a vehicle and would depreciate, but now they appreciate in value. I even did a deal on a double-wide built in 1987, in a flood plain, and got a loan on it."

Virginia Wells-Layne, who specializes in housing programs at OnTrack Financial Education and Counseling, a local nonprofit, said she's seen some clients who "just decide to keep renting and not buy a home right now.

"Others compromise what they want in a home to be able to buy, and others just keep putting in offers on homes they like until they are accepted for something," Wells-Layne said. "More of my clients have become willing to look at options that they might not have been willing to do in the past, such as buying a mobile home or buying property with other people outside their household."

Wells-Layne tried to be encouraging for new buyers.

“We generally see lower income households at OnTrack WNC, and I’ve had clients in lower income brackets be able to buy a home in our area,” Wells-Layne said. “I think it comes back to being flexible, patient, building up your financial capabilities, and looking at all your options.”

Celeste Collins, executive director of OnTrack, said one of those options is first-time homebuyers who look outside Buncombe County to find affordable homes.

“For those working in Asheville, buying a home that’s a longer distance from work means other budget categories are impacted,” Collins said. “A longer commute means increased gas costs and wear-and-tear on vehicles.”

Wells-Layne is familiar with the low inventory, high prices and multiple offers local first-time buyers have to contend with around here.

"This is especially true if a home is somewhat affordable,” Wells-Layne said. “This situation can be exhausting and discouraging for first-time homebuyers, and people often want to give up after their third offer on a home is turned down.”

All this is 'not for the faint of heart'

For King, who had been renting a home in Weaverville for three years — until she was abruptly told by the property management group the owner wasn't going to renew the lease, no reason given — the home-buying process has been completely worth it. 

While King acknowledged she was "very discouraged at the beginning," once she got her loan pre-approvals secured and found an agent "who genuinely cared to get me into a home in my timeframe, the discouragement went away."

Still, the whole process, she says, "is not for the faint of heart."

"It still seems surreal, being a homeowner," King said. "I have rented five or so places in my life and none of them ever felt like 'home.' I feel at home now."

TIPS FOR NEW BUYERS

• Save as much as you can for a down payment and/or due diligence offers. While this might sound overly obvious, and be easier said than done, real estate experts say it can give you a leg up going into a deal. Also, if you're able to put down at least 20% on conventional mortgages, you can avoid private mortgage insurance.

• Avoid excessive credit card debt and keep your credit score as high as possible. "Like many my age, I obtained credit cards in my younger age, maxed them out and 'hoped they would pay themselves off,'" first-time homebuyer Katy King says. "We all know this does not happen. • Find a real estate agent you're comfortable with and who has experience with first-time buyers. Ask around for recommendations from friends and others who have recently bought a home. Your agent should be comfortable spending time with you, honest and willing to advocate for you.

• Avoid job-hopping, as lenders look for at least two years in the same job or field as a sign of stability.

• Be prepared for a long process. Real estate experts says three to six months is a common search time for a home.

• Watch the "coming soon" listings so you can schedule to visit an available home as soon as it’s active. Act fast, try to schedule the first showing of the day and get your offer in before showings start piling up.

• Try to get pre-approved for a loan, not just pre-qualified. Real estate agent Tasha Pepi says this is "a definite leg up over a pre-qualification letter." Also, get a pre-approval that's bb and t your comfort zone for a monthly payment. Be sure to factor in all the other monthly expenses you'll have so you avoid becoming "house poor," meaning the vast majority of your income goes to the mortgage.

Pepi notes that the more stringent pre-approval process will check and verify your: Pay stubs showing your most recent 30 days of income; credit check, bank account numbers or two most recent bank statements, down payment amount and desired mortgage amount; W-2 statements and signed, personal and business tax returns from the past two years.

• Have a backup offer ready. Mortgage broker Kent Wolff says many first-time homebuyers give up after the first offer, thinking they'll wait to see if the home comes back on the market. Chances are it won't, or if it does, the price will be considerably higher.

• Shop around for your mortgage. OnTrack WNC, a financial education nonprofit, recommends getting estimates from multiple sources. If you're suspicious, call 2-1-1 for resources to help.

OnTrack says to talk to at least three local lenders and compare APR (annual percentage rate) as well as total finance costs. Your best offers may include FHA, VA, or USDA Guaranteed loans. OnTrack notes, "You won’t hear about USDA Direct from lenders because you get this one directly from the USDA. They offer no down payment and low interest rates for those buying outside the city of Asheville. Learn more about USDA Direct or call 828-254-0916."

• Assess any loan offers carefully and ask a lot of questions. Mountain Housing Opportunities (mtnhousing.org/) MHO offers three pathways to homeownership, according to Megan Kirby, homeownership program specialist.

  • Down Payment Assistance Program — MHO can lend up to $30,000 in Buncombe, Madison, Haywood and Henderson Counties., Kirby said. "This is an equity-appreciation based loan, which means that no monthly payments are required until you pay off the loan," Kirby said. "The loan can be used to cover a bank-required down payment, closing costs, and/or to simply increase the purchase price of the home you can afford to finance."
  • Turnkey Homeownership Program — MHO builds newly-constructed, energy-efficient homes and provides down payment assistance of up to one-third of the purchase price of the home, Kirby said. A buyer can use a U.S. Department of Agriculture Direct Loan, or a conventionally underwritten loan.
  • Self-help Homeownership Program boa west hollywood happy hour In this program, Kirby said, "families work with our construction staff and help build their homes. It’s basically like picking up a part time job for 10 months. But, clients who use this program often walk into their new home with up to $30,000 in home equity."

OnTrack Financial Education & Counseling (ontrackwnc.org/) — This nonprofit offers multiple programs to help people manage money and improve their finances, including assistance for new homebuyers. 

OnTrack offers help with a lot of the basics first-time buyers will have to master, including understanding loans and their credit scores. OnTrack can help folks build their credit scores and it offers a free Credit Counseling Session. 

Further, Watch the first 48 online free notes the North Carolina Housing Finance Agency can help with a down payment assistance loan for up to $8,000 or 5% of the primary mortgage amount (More information: https://www.nchfa.com/).

And the Federal Home Loan Bank of Atlanta Affordable Housing Program offers down payment assistance loans ranging from $5,000 for first-time homebuyers to $7,500 for first responders, health care workers, and veterans. Asheville Area Habitat for Humanity (ashevillehabitat.org/) — As the first Habitat affiliate in North Carolina, Asheville Area Habitat for Humanity has been working with local people since 1983. Through their homeownership and home repair programs, nearly 2,000 adults and children in Buncombe County "have achieved the strength, stability and self-reliance they need to build a better future," according to Habitat spokeswoman Arian Kjellquist.

"Since January 2016, we have closed 75 homes in Buncombe County, as well as one in Madison County and one in McDowell County as part of the Habitat/SECU Mountains to the Sea Challenge to build a Habitat home in each of the state’s 100 counties," Kjellquist said. 

Homeowners help build their homes, developing "sweat equity" in the process. 

"Thanks to significant volunteer support, construction costs are kept low and Habitat is able to sell new houses to qualified families at no-profit," Kjellquist said. "Homeowners pay an affordable mortgage and that revenue goes right back into our building program budget."
