We’ve lost a lot of manufactured home builders over the last forty years. In 1977, there were 577 plants building manufactured homes. By 1992, the number was 286 factories and it just kept decreasing. By 2007, we had 79 manufactured home builders running 183 production lines across the country.

John Grissim, author of the popular Grissim Ratings Guide to Manufactured Homes says the number fell to 61 companies and 130 plants by 2018.

Out of those 61 manufactured home builders, only 10 are building 80% of the homes now.

While Texas leads the way in building the homes, the southeast takes the crown for the number of residents living in manufactured homes. Lawnstarter goes a step further and lists the metropolitan areas and cities with the highest ratio of manufactured homes. Lakeland – Winter, FL wins at 21.5%.

The Bureau of Labor Statistics keeps an eye on the manufactured home industry. They summarize that most manufactured home builders are located in smaller rural communities in the south and southwest. Plants are located on major highways and close to suppliers.

Understanding Subsidiary Companies

As stated above, there are only 61 companies building manufactured homes. But a handful of those own most all the others. The manufactured home industry is fairly cutthroat so mergers and acquisitions are frequent. If the buyers keep the name of their new acquisition, the public would never know since mergers aren’t likely going to make headline news.

You’ll want to be sure that the brands you like most are not actually owned by the brands you like least. It’s fairly easy to find out who the stockholder or controlling corporation is for whatever brands you like with a simple Google search.

Champion Enterprises

Destiny Industries began in 1978 and at one time was owned by Oakwood Homes and closed. In 2003 they were repurchased from the original owners along with a state of the art manufacturing plant.  Their homes are sold in FL, GA, AL, SC, and MS and marketed as affordable mid-level homes. The price range is from $20,000 for an entry-level single wide all the way to large upgraded double wide for $150,000.

Eagle River Homes

One of the newest manufactured home builders, Eagle River Homes, was founded in 2006. They build a lot of affordable single wides. They can be found at over 30 dealers throughout NY, NJ, DE, MD, WV, VA, CT, MA, VT, NH, and ME. Prices range from $40,000-$150,000 and many customization options.

Fairmont Homes

This manufactured home builder was founded in 1971. Their focus is on upscale homes with tons of options for buyers and a wide range of floor plans. They build their homes from one manufacturing plant (known as the largest of its kind in the industry). Homes are sold by over 200 dealers in IN, KS, NE, SD, ND, MN, WI, MI, IL, IA, KY, WV, OH, PA, and NY. Franklin Homes

Jacobsen Homes

Jacobsen Homes was founded in 1951 and is the oldest manufactured home builder in Florida. Tiny houses and other alternative forms of homeownership have captured the public imagination.

Pictures of adorably minuscule homes in beautiful settings dominate Pinterest sparking wanderlust, admiration, and surprise. Mobile, manufactured, and modular homes are an affordable alternative to traditional single-family homes in the same way tiny houses can be.

Unlike tiny houses, however, these homes have enough space to comfortably accommodate a family and tend to have floor plans that feel like a traditional home. While the terms mobile, manufactured, and modular are used interchangeably, they refer to different types of homes. Additionally, the differences between them impact the lifestyle of the people who live in them.

What is a Mobile Home?

The definition of a mobile home has changed drastically since the late 1970s. Prior to the 1976 Mobile Home Construction and Safety Act, mobile homes were easily moved living spaces that were built off site, and there wasn’t much supervision to building standards. The ‘HUD Code’ formally regulated production safety and quality and stipulated that official documents should refer to these types of homes as manufactured homes from 1976 onward.

So, “mobile homes” refers to homes built before 1976 and “manufactured homes” refers to those built after 1976 under a higher set of building standards.

What is a Manufactured Home?

Manufactured homes offer families the chance to own a comfortable, amenity-filled home at a fraction of the cost. Built in a well-regulated homebuilding facility that helps limit delays, manufactured homes have an almost endless list of customizable features. Once transported to the site, builders place the home on wooden pillars, metal piers, a solid foundation or a basement.

Families living in manufactured homes have a spacious and luxurious floor plan. Bedrooms in many manufactured homes can fix a king-sized bed, bathrooms have enough space for a bathtub and dual sinks, and storage spaces remain unobtrusive. Customization options in manufactured homes include granite and quartz countertops, stone accents, hardwood or tile flooring and a range of different floor plans. Manufactured homes must adhere to federal regulations and codes, including those relating to construction and energy efficiency.

What is a Modular Home?

Modular homes have the same spacious floor plans and seemingly endless customization options found in manufactured homes. Like manufactured homes, people feel drawn to the inherent flexibility and affordability found in modular homes.

Modular homes get built in home building facilities in multiple pieces, unlike manufactured homes that get built in one piece. The completed two to five pieces of the home get transported to the home site, where they are then joined on top of a solid foundation. Once all the pieces are joined, these homes look similar to site-built homes. These homes must adhere to local and state codes, depending on where the building is located.
